Neighborhoods
West and Northwest End
This part of Billings is a very desirable location. Here you will be close to shopping, great schools and parks. There are many new developments in this area as well as more established neighborhoods. You'll also have great views of the Rims in most neighborhoods and lot sizes vary from small to larger lots. Home prices will be highest in this area.
Heights
This is the north-east community of Billings with easy access in and out to Billings downtown. You'll find great schools and numerous parks in this neighborhood. It is also home to Lake Elmo State Park, the new Oasis outdoor water park and the Rimrock Auto Arena (also known as the Metra). Typically, housing is more affordable in this area compared to the West End.
Billings Bench
This area is located on the east side of Main Street in the Heights and it’s a bit more rural in nature. Lots vary from average city size to acreage tracts. Homes consist of some new developments to more established neighborhoods and are more affordable.
South East Billings
Lockwood and Emerald Hills are located in this area and will be outside of city limits. Homes are more affordable and many use city services, others do not (mainly in Emerald Hills). You'll find that in some of the more rural areas here in Billings, water is scarce, so homeowners need to use cisterns to haul their water in. Lots are typically ½ acre on up. Lockwood schools are award-winning and they may be building a a high school soon in the area.
Central Northwest
Another highly desirable location. These subdivisions consist of more mature and established neighborhoods. Close proximity to schools, hospitals and the downtown district.
Historic District
The historic home district is just a few blocks (and west) from downtown. These properties are typically built in the beginning of the 20th century and have some beautiful craftsmanship and charm. Depending on the size and upkeep of the homes in the area, they can be higher on the price scale, but others are more affordable. Lot sizes are usually a bit smaller in this area of town.
Hospital Corridor
This area is just walking distance to the two major hospitals, two colleges and downtown. You'll see established neighborhoods and mature landscaping. Lot sizes vary but are normally not large.
South West Billings
Here you'll find the popular Josephine Crossing Neighborhood as well as more rural areas further west. Josephine Crossing is a tight nit community consisting of newer homes that have unique craftsmanship. Lot sizes are small and homes are comfortably close, so you better like your neighbor. This neighborhood is known for being Billings “Who-ville from Dr. Seuss. You'll see larger lots and more established rural subdivisions the further west you go in this area.
